<p>The <strong>Industrial Construction Company</strong> is to become a prominent feature at the forefront of South Africa’s job creation and infrastructure-development scenes. This after President Jacob Zuma’s State of the Nation address, as well as Finance Minister Pravin Gordhan 2012 budget announcement.</p>
<p>Analysts estimate that the announced large-scale infrastructure and public transport development could generate as many as 50,000 – 100,000 new jobs in a country where unemployment is currently in the vicinity of 25 percent.</p>
<p>Mr. Gordhan’s budget speech included the announcement of 43 new projects which add up to R3.2 trillion over the next three years. Government and state enterprises are set to allocate R262bn for the development of the South African transport and logistics infrastructure.</p>
<p>Aside from the obvious benefit to the national infrastructure, these initiatives will be a boon for the average South African industrial construction company: there’ll be more opportunities available which will lead to a notable increase in profits compared to the past four years.  The increase in employment opportunities will create more opportunities for employees to excel themselves and hone their skills in a developing industry, which, in turn, will also benefit the company.</p>
<p>This last is especially important, since it will throw the spotlight on the average South African Industrial construction company and thereby fuel improved working, as well as health and safety, conditions for the average employee. Given current union trends, this will also create an environment whereby skilled labour is suitably rewarded, both in terms of remuneration and advancement, and ensure fair industry-wide regulation.</p>
<p>Perhaps the only downside to it all is that it is only happening now – South Africa with its plentiful natural resources has long been in dire need of a healthy construction industry, not to mention an updated public transport infrastructure. Luckily this creates a platform that will drag the average <strong>industrial construction company</strong> from the shadows into the spotlight of South African business.</p>

<p>The <strong>residential property development</strong> market has suffered a severe blow following the effects of the recession. And although global financial woes are far from over – with Greece’s financial salvation being the current determinant – experts reckon that the South African residential property development market is set to revive itself – albeit slowly.</p>
<p>This is the view of Elwyn Schenk, area principal in Umdloti and Umhlanga for Pam Golding. According to Schenk, major developers are slowly re-entering the market, specifically in the Western Cape, Northern Durban and Johannesburg areas. His view is based on the point of view that the residential property development market’s usual sign of re-emergence includes a combination of factors: a shortage of residential property supply, more credit availability, low property rates and fewer foreclosures.</p>
<p>However, not all share the same sense of optimism. Paragon Lending Solutions CEO Gary Palmer views the current economic situation in South Africa as pretty bleak for residential property development. According to Palmer it’s still near impossible for residential property developers to secure loans from South Africa’s major banks. He attributes this to a decline in value, and to more stringent legislation in the banking sector.</p>
<p>In the current environment banks favour the unsecured segment, with an emphasis on sustainable income. Property owners who apply for loans using income generated from their current properties are therefore less likely to be successful in their applications, since loan agreements with their tenants are for relatively short periods of time. Property owners with longer lease agreements, and who earn a substantial income from their tenants, are viewed more favourably, if only marginally.</p>
<p>While banks might slowly be easing their lending restrictions, it might still be a while before <strong>residential property development</strong> resumes its pre-recession pace. As such many developers are approaching second-tier lenders instead, thus ensuring that they cater for rising demand, thus contributing to a steady (but slow) growth in the market.</p>
